Dear Homeowners & Tenants :

A Sewer Drain Committee has been formed since the April, 2000 general meeting, in order to help resolve the recurrent sewer drain stoppage problems and assess the costs relating to these problems.
The Committee is responsible for evaluating these problems and providing information to the Board of Directors for possible solutions. Therefore, the Committee needs information from the residents about their experiences with sewer drain stoppages since living in this complex.
The sewer drain lines of concern are those that are underground outside of each home and carry the effluent to the City Sewer System. The stoppages in the sewer line usually cause a backup of effluent in the bath tub, toilet and/or the shower stall. The stoppages are most often caused by roots making their way into the sewer system, usually through joints or breaks in the line. They can also be caused by excessive use of paper in the toilet and by putting fibrous vegetable cuttings, such as celery and broccoli, in the garbage disposal unit. Occasionally, objects are dropped in the toilet and are accidentally flushed, also causing stoppage.

Dear Homeowners & Tenants :

Thank you for your response to the Sewer Problem Questionnaire. We received twenty-eight out of the thirty-three units in the complex. The information received provided the Committee with a good basis for identifying the location of the problems. It also provided an estimate of cost expenditures to resolve the reported sewer drain problems. (Please see the attached documents ---- SEWER PROBLEM -- SITE MAP)

As previously stated, the Committee's responsibility is to provide the Board of Directors, a recommendation as to how the problem can be approached with a minimum expenditure of dollars, but keep the overall sewer drain system working without costly replacement. One of the possible answers would be to develop a contract with a cleaning service via a plumbing contractor as part of handling the problem areas at a reduced cost per individual occupancy.

The Committee is scheduling a meeting with a professional plumbing contractor who can provide suggestions or methods about how to cope with the existing sewer drain problems. Following this meeting and an updated review of the data collected, the Committee will formulate a recommendation to the Board of Directors for further action.
